Electrical Installation Condition Reports (EICR)
An EICR is a formal inspection and testing procedure that assesses the safety and condition of an electrical installation. It identifies any deterioration, defects, or dangerous conditions that could pose a risk to persons or property.
Since April 2021, all private landlords in England must obtain a valid EICR for rental properties every 5 years or at change of tenancy. Non-compliance can result in fines up to £30,000.

Who Requires an EICR?
Private Landlords (Legal Requirement)
Testing must be completed every 5 years or at change of tenancy. A copy must be provided to the tenant within 28 days.
Commercial Property Owners
Business premises require testing every 5 years to comply with health and safety regulations.
Industrial Facilities
Manufacturing and industrial sites typically require annual or biennial testing.
Homeowners (Recommended)
Testing every 10 years is recommended for owner-occupied properties.
